Hi, I’m Jim, founder of Sandy Pier Properties. Our goal is simple: to make every guest’s experience the best it can be. Each of our homes is thoughtfully designed with modern comforts and unique touches, from pools and hot tubs to cozy gathering spaces, so you can relax and enjoy every moment.

 

Beyond the home, we’ve curated a collection of local Cape Cod experiences—from must-visit beaches and restaurants to hidden gems and family activities—to help you make the most of your time here. Do you allow pets?
Yes! All of our properties are pet-friendly. We love welcoming your furry family members.
Can you help us plan activities during our stay?
Absolutely. We’ve curated local experiences including private chefs, boat tours, yoga classes, decorations, cocktail and cooking classes, etc. to help you make the most of your Cape Cod getaway.
What time is check-in and check-out?
Check-in is at 3 PM and check-out is at 10 AM. Early check-in/late check-out may be available upon request and availability.
Do you provide linens and towels?
Yes, fresh linens and towels are provided at all properties.
Do you provide beach essentials?
Yes! We include beach chairs, towels, and an umbrella at every property so you’re ready for a perfect Cape Cod beach day.
How do I contact you if I need assistance during my stay?
Our team is available by phone or message 7 days a week. We pride ourselves on quick, responsive service to make sure your stay is worry-free.
What is your cancellation policy?
Policies vary by property and platform (Airbnb, VRBO, direct booking). Please review the cancellation terms before booking or reach out with questions.

We had a wonderful week with our family at this house. The kitchen was well stocked and we used the grill to cook out a few times. The house also had beach towels, beach chairs and bikes - which were great as we often biked to the beach, We used the outdoor space quite a bit and enjoyed sitting out by the fire table after dinner. When we had a question or needed something, the host was very responsive. Great place!

We loved our stay at this property. The home is charming, well decorated with comfortable furniture and beds. We have a large family and there was ample space, and we never ran out of hot water for showers. The outdoor dining and patio furniture was on point. We enjoyed starting every morning our with our coffee on the deck and ending the day with outdoor family dinners. The walk to the beach is easy and .50 mile to one of our favorite beaches in West Dennis. I highly recommend this home; it is located in a quiet neighborhood, with a fully fenced back yard. Communication with the property owner was timely and they answered all of my questions. My family looks forward to staying here again in the future!

We had so much fun at the Compass House. Our 4 adult kids all came and we spend many hours grilling, enjoying the hot tub and the fire pit. Oh and the mattresses were really comfy. Highly recommend!

Apart from the basement being remarkably colder than the rest of the house, there is not a single criticism. The house was in an accessible location and convenient to beaches and downtown. The kitchen was well appointed. The house was clean and the linens were high quality. The deck, pool, and hot tub were convivial gathering spots for the family. We had a wonderful experience!

We just spent a week at the Walk2Beach house in Chatham. The house was excellent. It has a modern, bright, open layout. The outdoor spaces and pool were a hit with the whole family. The location was great and very close to all the action on Main Street in Chatham.

We had an amazing week on the Cape at this beautiful home! The house was perfect for our whole family, plenty of space, super comfortable, and thoughtfully set up. The sunroom was a great spot for morning coffee and evening chats, and the game table was a great bonus, we spent hours doing puzzles there, which became one of our favorite activities during the week. We loved ending the days relaxing in the hot tub and or gathering around the fire table on the deck with the cute patio bistro lights, which made for the perfect way to unwind after beach days. We also really appreciated being able to bring our two dogs — they loved it as much as we did! It’s rare to find a place that feels this welcoming and complete. We would absolutely stay here again!

We rented this lovely home for a week through the July Fourth holiday as a birthday celebration for me with my family consisting of six adults and my five grandchildren. We all agreed that the house was fantastic, as everyone was very comfortable with their rooms and ample space to accommodate eleven people, as well as my small service dog, who loved running off leash in the large fenced-in yard. We all enjoyed the pool, complete with floats and toys, and the hot tub to soothe our old bones. There was so much to do, unfortunately, we didn't have the time to do everything the house offered in one week. I guess the only downside was the proximity to the beach, as we had to use one vehicle to bring the beach chairs, etc, supplied by the rental property and ride bikes back and forth. Parking permits are available at the lot for a reasonable price of $20.00 per day or $75.00 per week. Life is short, so if you can afford it, just do it!

We had the best time at King James. We loved all the amenities the home had to offer, which was a big reason we booked. We truly enjoyed our time relaxing on the patio and using the hot tub. The home was clean and fit everyone comfortably. Jim’s user guide was so helpful. He was very responsive when I had questions leading up to my stay.
